Every time a tenancy agreement is renewed, you need to register the new contract with EjariEjari contract renewal is the responsibility of the landlord. Following the RERA tenancy laws, it is mandatory, as it states to register all tenancy contracts with Ejari at the earliest. The documents required for Ejari renewal may differ from the ones required at the time of first Ejari registration, on the discretion of RERA and DLD (Dubai Land Development).
Landlords, property managers and real estate brokers can renew Ejari by using any of the following mediums:

EJARI RENEWAL DOCUMENTS
Here is list of documents required for Ejari renewal in Dubai:
PROPERTY OWNERS/LANDLORD
- If the owner of property is an expat, they should submit a copy of their passport
- Copy of Emirates ID
- Copy of property ownership documents
COMPANY/BUSINESS
- Copy of trade licence
- Copy of property ownership documents
- Copy of Emirates ID and passport copy (in case of an expat) of the company’s official representative
- An authorization letter from the company with names of employees who can use the Ejari system
- Copy of passport and Emirates ID of the mentioned employees in the authority letter
In case of a property management applying for Ejari renewal on the company’s behalf, they have to submit these documents.
AGENT APPLYING ON BEHALF OF LANDLORD
- If landlord is an expat a copy of passport is required and Emirates ID
- Agent’s passport copy and Emirates ID
- Power of Attorney (PoA) copy or a legal guardianship order’s copy
TENANT
- Original lease agreement
- Emirates ID copy
- Copy of PoA if applying for renewal through an agent, if the PoA is issued in another Emirate. Else, PoA number if the attorney is issued in Dubai.

- Recent DEWA bill or a letter with metre number from the landlord, if electricity metre are shared
- Renewal via Real Estate Services Trustee requires submission of undertaking form to validate the provided data

- Title deed

- Head to one of the relevant counters at the centre and submit required documents
- The representative will verify the details on the documents
- Once verified, pay the fees and collect the payment receipt
- A renewed Ejari certificate will be issued within seven to fifteen minutes
